Hotel Pulse: Data-Driven Hotel Management

Between October and November 2025, I worked on Hotel Pulse, a competitive intelligence platform designed to help hotels understand their market position and make data-driven pricing and strategy decisions. This case study explores how we built a system that transforms raw data into actionable business insights.

The Market Need

Hotels face a critical information gap:

  • Blind Pricing: Setting rates without knowing competitor prices
  • Market Positioning: Uncertainty about competitive standing
  • Manual Research: Time-consuming competitor analysis
  • Delayed Insights: Data arrives too late for decision-making
  • Fragmented Data: Information scattered across multiple sources

Hotel Pulse solves these challenges by providing real-time competitive intelligence in an intuitive dashboard.

Project Overview

Timeline: October 2025 - November 2025 Role: Frontend Developer Technologies: React, Next.js, TypeScript, Redux, Material UI Project Type: SaaS Platform

Core Concept

Hotel Pulse operates on a collaborative data model:

  1. Hotels register and share their data
  2. System aggregates anonymous competitor data
  3. Each hotel receives insights about their market segment
  4. Data updates in real-time for current market conditions

Key Features

1. Hotel Registration & Data Collection

Built a secure onboarding system for hotels:

interface HotelProfile {
  id: string;
  name: string;
  location: {
    city: string;
    area: string;
    coordinates: LatLng;
  };
  category: HotelCategory; // 1-star to 5-star
  roomCount: number;
  amenities: string[];
  pricing: PricingData;
}

const registerHotel = async (profile: HotelProfile) => {
  // Verify hotel authenticity
  const verified = await verifyHotel(profile);

  if (verified) {
    // Add to database
    await database.hotels.add(profile);

    // Generate comparison cohort
    const competitors = findCompetitors(profile);

    return { success: true, competitors };
  }
};

Data Collection Points:

  • Room Rates: Daily, weekly, seasonal pricing
  • Occupancy: Current and historical rates
  • Amenities: Facilities and services offered
  • Guest Reviews: Aggregated satisfaction scores
  • Events: Local events affecting demand

2. Competitor Comparison Engine

The heart of Hotel Pulse is its intelligent comparison system:

interface ComparisonCriteria {
  location: {
    radius: number; // in kilometers
    city: string;
    area?: string;
  };
  category: HotelCategory;
  similarSize: boolean; // match room count
  priceRange: PriceRange;
}

const findCompetitors = (
  hotel: HotelProfile,
  criteria: ComparisonCriteria
) => {
  return hotels.filter(competitor => {
    const distance = calculateDistance(
      hotel.location.coordinates,
      competitor.location.coordinates
    );

    return (
      distance <= criteria.location.radius &&
      competitor.category === criteria.category &&
      isSimilarSize(hotel, competitor, criteria.similarSize) &&
      isInPriceRange(competitor, criteria.priceRange)
    );
  });
};

3. Performance Dashboards

Created comprehensive visualization dashboards:

Price Comparison Dashboard

const PriceComparisonChart = ({ hotelId }) => {
  const { data } = useCompetitorPrices(hotelId);

  const chartData = {
    labels: data.competitors.map(c => c.name),
    datasets: [{
      label: 'Average Room Rate',
      data: data.competitors.map(c => c.avgRate),
      backgroundColor: data.competitors.map(c =>
        c.id === hotelId ? '#4CAF50' : '#9E9E9E'
      )
    }]
  };

  return (
    <Card>
      <CardHeader title="Price Positioning" />
      <CardContent>
        <Bar data={chartData} options={chartOptions} />
        <PriceInsights data={data} />
      </CardContent>
    </Card>
  );
};

Market Position Analyzer

Shows where the hotel stands compared to competitors:

interface MarketPosition {
  pricePercentile: number; // 0-100
  occupancyRank: number;
  reviewScore: number;
  competitiveIndex: number; // Overall score
}

const calculateMarketPosition = (
  hotel: HotelProfile,
  competitors: HotelProfile[]
): MarketPosition => {
  return {
    pricePercentile: calculatePercentile(
      hotel.pricing.avgRate,
      competitors.map(c => c.pricing.avgRate)
    ),
    occupancyRank: getRank(
      hotel.occupancy,
      competitors.map(c => c.occupancy)
    ),
    reviewScore: hotel.reviews.average,
    competitiveIndex: calculateCompetitiveIndex(hotel, competitors)
  };
};

4. Secure Data Access

Implemented privacy-first architecture:

interface DataAccessControl {
  userId: string;
  hotelId: string;
  permissions: {
    viewOwnData: boolean;
    viewAggregateData: boolean;
    viewDetailedComparisons: boolean;
  };
}

const getComparisonData = async (hotelId: string, userId: string) => {
  // Verify user access
  const access = await checkAccess(userId, hotelId);

  if (!access.permissions.viewDetailedComparisons) {
    // Return only aggregated data
    return getAggregatedData(hotelId);
  }

  // Return detailed comparison
  return getDetailedComparison(hotelId);
};

Privacy Measures:

  • Anonymized competitor data
  • No direct hotel identification
  • Aggregated insights only
  • Role-based access control

5. Location-Based Filtering

Built intelligent location-based comparison:

const LocationFilter = ({ hotelId }) => {
  const [radius, setRadius] = useState(5); // km
  const [selectedArea, setSelectedArea] = useState<string | null>(null);

  const competitors = useCompetitors({
    hotelId,
    filters: {
      radius,
      area: selectedArea
    }
  });

  return (
    <FilterPanel>
      <RadiusSlider
        value={radius}
        onChange={setRadius}
        min={1}
        max={50}
        label="Search Radius (km)"
      />
      <AreaSelector
        areas={availableAreas}
        selected={selectedArea}
        onChange={setSelectedArea}
      />
      <CompetitorCount count={competitors.length} />
    </FilterPanel>
  );
};

6. Category Filtering

Hotels can filter by star rating and type:

enum HotelCategory {
  OneStar = '1-star',
  TwoStar = '2-star',
  ThreeStar = '3-star',
  FourStar = '4-star',
  FiveStar = '5-star',
  Boutique = 'boutique',
  Resort = 'resort',
  Budget = 'budget'
}

const CategoryFilter = ({ onChange }) => {
  const [selectedCategories, setSelectedCategories] = useState<HotelCategory[]>([]);

  const handleToggle = (category: HotelCategory) => {
    const newSelection = selectedCategories.includes(category)
      ? selectedCategories.filter(c => c !== category)
      : [...selectedCategories, category];

    setSelectedCategories(newSelection);
    onChange(newSelection);
  };

  return (
    <ChipGroup>
      {Object.values(HotelCategory).map(category => (
        <Chip
          key={category}
          label={category}
          onClick={() => handleToggle(category)}
          color={selectedCategories.includes(category) ? 'primary' : 'default'}
        />
      ))}
    </ChipGroup>
  );
};

Technical Implementation

Real-Time Data Sync

Implemented efficient data synchronization:

const useRealtimeComparisons = (hotelId: string) => {
  const [data, setData] = useState<ComparisonData | null>(null);

  useEffect(() => {
    // Initial fetch
    fetchComparisonData(hotelId).then(setData);

    // WebSocket for real-time updates
    const ws = new WebSocket(WS_ENDPOINT);

    ws.onmessage = (event) => {
      const update = JSON.parse(event.data);

      if (update.hotelId === hotelId) {
        setData(prev => mergeUpdate(prev, update));
      }
    };

    return () => ws.close();
  }, [hotelId]);

  return data;
};

Performance Optimization

1. Data Caching

const useCompetitorCache = () => {
  const cache = useRef(new Map<string, CacheEntry>());

  const getCached = (key: string) => {
    const entry = cache.current.get(key);

    if (entry && !isExpired(entry)) {
      return entry.data;
    }

    return null;
  };

  return { getCached, setCached };
};

2. Lazy Loading Charts

const ComparisonCharts = lazy(() => import('./ComparisonCharts'));

const DashboardPage = () => (
  <Suspense fallback={<ChartSkeleton />}>
    <ComparisonCharts />
  </Suspense>
);

Responsive Design

Built mobile-first for on-the-go access:

const ResponsiveDashboard = () => {
  const isMobile = useMediaQuery('(max-width: 768px)');

  return isMobile ? (
    <MobileDashboard />
  ) : (
    <DesktopDashboard />
  );
};

Challenges & Solutions

Challenge 1: Data Privacy

Problem: Hotels worried about sharing sensitive data.

Solution:

  • Implemented data anonymization
  • Only show aggregated competitor data
  • No direct competitor identification
  • Signed data sharing agreements

Challenge 2: Cold Start Problem

Problem: New hotels have no comparison data initially.

Solution:

const getComparisonData = (hotelId: string) => {
  const directCompetitors = findCompetitors(hotelId);

  if (directCompetitors.length < 3) {
    // Expand search radius
    const expandedSearch = findCompetitors(hotelId, { expandRadius: true });
    return expandedSearch;
  }

  return directCompetitors;
};

Challenge 3: Data Accuracy

Problem: Hotels might input incorrect data.

Solution: Validation and verification system:

const validatePricingData = (pricing: PricingData): ValidationResult => {
  const checks = [
    checkPriceRealistic(pricing),
    checkConsistencyWithHistory(pricing),
    checkMarketAverageDeviation(pricing)
  ];

  const issues = checks.filter(check => !check.passed);

  return {
    valid: issues.length === 0,
    issues,
    warnings: generateWarnings(issues)
  };
};
